Payment is due once the completed plan set is issued for review. At that point, the plans are fully usable for permitting and coordination. Minor revisions based on feedback or plan review comments are included after payment. Additional revisions beyond the included scope are billed separately.
Yes, we offer customization options. Choose from various packages or inquire about custom design work by filling out our questionnaire.
Browse our selection, choose the package that suits your needs, add it to your cart, and proceed to checkout. Contact us if you have any questions.
Each house plan package includes detailed architectural drawings, floor plans, and elevations. Some packages may also include additional features such as 3D renderings or material lists. Please refer to the specific package details for more information.
You'll get immediate access to download the plan set digitally (PDF). You can print hardcopies per the license agreement, but we do not send hardcopies. These will print to scale on Architectural D-sized sheets (36" x 24").
Our standard plans don't include electrical or plumbing layouts. These can be added as optional services for an additional fee. Contact us for pricing and details.
To keep things affordable, the drawing sets have been designed to meet US energy codes as a minimum standard. However, the wall systems can be upgraded and adapted to your local climate and this includes increasing the insulation and air-sealing components to meet your individual efficiency needs. Following the mantra: build tight, insulate right will go a long way to ensuring your project is an efficient, comfortable home to live in.
No, revisions are limited to ensure the process remains efficient and cost-effective. I include up to three rounds of revisions with the initial design fee. Additional revisions beyond that are charged at a flat rate or hourly rate, depending on the scope of the changes. This helps keep the project on track while ensuring you’re satisfied with the final design.
Yes, I offer consultation at $150/hour to guide you through any remaining decisions or details. Contact me via email to schedule a time.
A revision round is one complete cycle of feedback and updates. It includes one consolidated set of client comments submitted at the same time, followed by one updated drawing set.
Each drafting package includes a defined number of revision rounds, depending on the package selected. This is clearly outlined in your proposal and agreement before work begins.
A revision round includes changes to layouts, dimensions, design elements, or other client-requested adjustments made after an initial review.
The following do not count as revision rounds:
• Clarification questions
• Corrections to drafting errors
• Code-required changes
• Jurisdictional plan review comments
• Minor dimension or annotation corrections
Revision limits help keep projects on schedule, encourage timely decision-making, and ensure predictable pricing. This structure mirrors standard practices used by architectural and engineering firms.
To keep the process efficient, feedback for each revision round should be submitted as a single, consolidated list. This helps avoid missed items and unnecessary delays.
Each revision round is clearly labeled in email correspondence and on the drawings themselves, so you always know where the project stands in the process.
Once the included revision rounds are complete, additional changes can still be made as an additional service and are billed hourly, with approval before proceeding.
Yes. Revision rounds are used intentionally at key stages of the process. We’ll guide you on when it makes the most sense to apply each round.
Significant program changes or redesigns after plans are finalized may require a revised scope or additional services. This ensures changes are handled properly and efficiently.
Clear revision limits reduce uncertainty, prevent endless back-and-forth, and help move projects forward efficiently—saving time, money, and frustration during construction.
Construction drawings guide every phase of a project—from pricing and permitting to framing and inspections. While finishes can be adjusted later, unclear or incomplete drawings often lead to delays, change orders, and unexpected costs.
Yes—and that’s exactly why they matter. The drawings are typically a small percentage of the total project cost but influence nearly every construction decision that follows.
You can save the most by choosing flexible finishes like paint, tile, fixtures, and flooring. These elements can be adjusted later without impacting the structure or schedule.
Clear, coordinated drawings allow builders to price accurately, reduce uncertainty, and minimize change orders. Better documentation usually leads to fewer surprises during construction.
Incomplete plans often result in pricing gaps, construction delays, and on-the-fly decisions that increase costs. Investing in thorough drawings upfront helps avoid those issues.
If the cost of drawings feels uncomfortable, it’s often a sign the overall construction budget hasn’t been fully defined yet. We encourage clients to discuss ballpark construction costs early so expectations stay aligned.
